The accommodation was very spacious especially the kitchen with a large table. The lounge and the summer room were also spacious with comfortable furniture. The beds were very comfortable.

We stayed at three different properties during our trip, and this was by far the best one. The house comfortably accommodated our group of nine and had plenty of space for everyone to relax. The location was beautiful, with stunning views all around. We especially enjoyed seeing the sheep and cows nearby and having walking trails right from the doorstep. The house was clean, wellequipped, and comfortable. We especially appreciated the heated tile floors in the kitchen, which made the space feel extra cozy on cooler mornings. One of our favorite features was the laundry setupa separate washer and dryer! After staying at other properties with combination washerdryers, having a dedicated dryer was a real luxury and made laundry much more convenient for our group. It truly felt like a home away from home. We thoroughly enjoyed our stay and would happily return in the future. Highly recommended for families or larger groups looking for a peaceful countryside retreat and an excellent base for exploring the Lake District.

Five Stars for this one. This is a large, wellappointed and comfortable house for a holiday in this lovely part of England. Big entry porch a boon. It was beautifully prepared for our stay and the Welcome Box much appreciated. We could have done with a few more instructions for things the cooker and the heatinghot water were a challenge, and we had to phone about the latter. It was easily overcome there is a good mobile signal to be found in the car park outside the Village Hall! Beds are very comfortable and plenty of storage space in the bedrooms. Lovely to have so many bathrooms. There was plenty of equipment in the kitchen if cooking while away is your habit. We fell in love with Booths grocery shopssupermarkets the upmarket Waitrose of the North of England. Kirkby Lonsdale for commerce is to be recommended. We only had two niggles, and the first sounds trivial when I write it the kitchen preparation knives were a bit blunt. When you are on holiday this is difficult to overcome. Second one the water pressure in the upstairs showers was quite low. This is not a complaint but just a comment. We are so imbued now with recycling that more help with that would have helped. Clearer instructions or a variety of bins somewhere perhaps in the utility room? It is very difficult to put everything together even if someone else is going to sort it out later We would certainly recommend this house for a comfortable and pleasing stay. We were there for a week but would happily have had a longer stay here and would readily come again.

Lovely house in a glorious location. Clean as a pin and very spacious. Great ground floor bedroom and shower room for less able guests. Comfortable beds and sofas. We would definitely recommend and hope to return.

Such a comfortable place to stay! The beds are high quality and very cosy. The kitchen is very well equipped. Two complete sets of cutlery, plenty of pans, basins, roasting tins, good knives very easy to cater for a large group. Having two lounges was very good for our group, as we could split between TVwatchers and quiet readers. The woodburning stove is big enough to get the whole place toasty. Plenty of room and warmth in the utility for drying wet coats. The porch was good for muddy boots. Highly recommended.

As a group we have stayed here for three years now, and we consider it our home from home for the week. A wonderful house to stay in, with everything we need. Clean and warm, with lots of space. We will be back again next year! We can discover more of the local area, but also within easy access of the Lakes and surrounding places to explore.

This is a beautiful home from home. The welcome pack felt genuinely welcoming, with lots of lovely touches. It was great to have necessities for cooking as well, such as tea towels cling film spice rack, that many holiday cottages dont have. There was plenty of space for the extended family, with really beautiful walks up to the crags from the door. It is perfectly placed to explore the Lakes and also North Yorkshire. We loved our stay, and wished we could have stayed longer!

Had a lovely stay at Hill Cottage. Very comfortable cottage in a lovely peaceful area with walks from the door. The welcome pack and fruit was also greatly appreciated.

Just returned from a lovely long weekend at this fabulous cottage. There was lots of room for us all 8 adults and one 15 year old. Beds very comfy, lovely large kitchen, that played host to many a family game and meals and 2 comfortable lounging areas. The 3 bathrooms were an added bonus for us ensuring there was never a queue for the shower! Thank you for the lovely welcome pack and large bowl of fruit too. We had a fabulous time and would definitely return for more family fun.

Cottage had everything we needed for our stay,could have done with a few logs for wood burner just to get us started but not a real problem. Welcome pack was very generous as was the fruit bowl enjoyed the whole experience a place we will be happy to return to.

We love coming to Hill Bank as it has everything we need. We love the area, we can get to visit so many places by car and have lovely walks straight from the doorstep. Its our home from home for the week. Always warm and a lovely kitchen to cook our meals in but also in reach of some great places to eat out

Fabulous house, every comfort, could do with a stairgate tho.

Very lovely cottage at good location, close to amenities. the beds were comfortable, welcome food pack was very nice gesture. We stayed for seven days and had good time. Only few points which are not negative but suggestions based on our experience. We couldn't fine any bin bags or any information about recycling & non recycling waste. Tissues, hand wash were not enough for our seven days stay and for number of people. It was hot due to nice lovely summer, should provide the portable fans in summer, a ceiling fan in sun room was the best thing.

One of the best locations, spacious with peace and tranquility. The house was clean and has plenty of space to accommodate 9 people. The internet does not reach some parts of house, since we were working from there we used access points tp link deco to extend the signal, the living room could do with a larger screen.

A comfortable, well equipped, spacious house with ample space for 9 6 adults and 3 young children in a very good location for Yorkshire Dales and Lake District trips. Easily accessible from M6. Parking on site for max of 2 cars Wide variety of activities locally we particularly enjoyed RSPB Leighton MOSS and wild life reserves we saw 5 sorts of orchid including Bee and Fly orchids. There were v good maps and local information in the house. More information about cooker & heating systems would have been helpful

Excellent facilities, lovely welcome pack, spacious, spotless, great location and views, fabulous place! No DVD player, TV channels didn't work freeview, and no cleaning materials.

A generously proportioned house, perfect for a large or extended family get together. We were comfortable, warm and enjoyed having two living rooms to spread ourselves across. There are no local facilities to speak of in the hamlet of Hutton Roof but we arrived with plenty of supplies and did our shopping in Kirkby Lonsdale, using the supermarket and local shops. We really enjoyed an evening in the Kirby Lonsdale brewery, menu is just pizza but the ambience and beers were great.

We thoroughly enjoyed our time staying at Hill Bank. It was spotlessly clean, the beds were all very comfy and the kitchen was well equipped. The bread, milk, wine, orange juice, biscuits etc. left for us on arrival were such a lovely touch! Thank you so much for a lovely weekend at Hill Bank.

Beautifully maintained property located around 3km from picturesque Kirkby Lonsdale. Ideal for visiting the Lake District, North Yorkshire and the Trough of Bowland. Extremely spacious, with excellent facilities including lounge with woodburning stove, conservatory with bed settee, 4 double bedrooms 1 en suite & 1 at ground floor level ideal for those who are less mobile, bathroom with sunken bath, laundry room, excellent kitchendiner. This is perfect whether you are a family group or just a couple wanting peace & tranquility. Please note though that the nearest shops are 3 miles away. However, the owners thoughtfully provided a welcome pack that included bread, benecol, jam, assortment of fruit, orange juice, wine, bottles of water, coffee, milk everything required to get you started. Wouldn't hesitate to return in the future or recommend this property.

Beautiful property, very spacious and clean, 3 bathrooms were a bonus, the welcome pack was above and beyond what we have been given in other properties, lovely area for walks and nice views. ....shower tended to flood a bit so a towel helped which wasn't an issue, some cleaning stuff and more cloths so folk can keep it as spotless as we found it....and a little note to say put recycling in blue bag near the bins, few little tips, to help future guests, i wouldn't hesitate to recommend this property

Absolutely lovely property inside and out, in a beautiful location. Very well equipped and very substantial welcome pack and flowers which was truly appreciated after a 27 hour flight from New Zealand. Thank you to the owners for sharing your beautiful home.

Loved the house and position. However, have a few niggles. Downstairs bedroom door hinge needed screwing down. Couldnt close the door without a bang. Upstairs bathroom shower flooded floor No kitchen bin liners supplied No paper recycling instructions or container MOST IMPORTANT NO INSTRUCTION BOOKS FOR USING EQUIPMENT, ESPECIALLY THE AGA IN KITCHEN. WE COULDNT WORK OUT WHAT THE SWITCH MARKINGS MEANT, OR HOW TO CONTROL OVENS AND WHICH OVENS WERE TO BE USED FOR WHAT. We didnt put these comments in visitor book because we really did find the house lovely, and didnt want to worry next visitors. I did telephone and report these facts to your office.

Hill Bank was great! We were three generations and there was plenty of well planned space for all of us. We especially liked the fact that there was enough parking off the road for three cars. As a home cook I loved the kitchen and the great table we could all sit at. I have utility room envy it was so large and well appointed. We loved the welcome pack too. I can highly recommend this lovely house close to the delightful town of Kirkby Lonsdale, well worth a visit.

Hill Bank is a lovely well equipped holiday cottage with plenty of space for all 9 of us!

Absolutely beautiful cottage, in a great location. Quiet surroundings, overlooking some fields. The welcome pack was amazing, and the cottage has everything provided and more! Exceptionally clean, comfortable and some lovely personal touches. We had a small issue with the fridge not working, but the owners were very quick to sort and incredibly helpful in doing so. I would thoroughly recommend this accommodation to anyone, and we could not have wished for a more helpful holiday home owner. Thank you! We will definitely be back in the future! We had a wonderful stay!

We had a wonderful relaxing stay, the place was exceptionally clean and well presented. The bedrooms were well equipped with towels and very comfy beds. The welcome pack was generous and we loved the addition of flowers in the kitchen. It would be impossible to find fault with anything the cottage is outstanding in every way. This was an ideal place to spend Christmas with a lovely homely feel, an amazingly generous welcome pack and Christmas hamper, two lovely sitting rooms both with trees and a really well equipped kitchen. One of the best holiday homes we have stayed in, highly recommended!

Absolutely amazing place. Loved the finishing touches! Butter, milk, christmas hamper, fruits, christmas trees! Love it all!!!!!!! We enjoyed the quietness and thankful for the cleanlinees. The aesthetics of the cottage blew us away. Washing pods for the laundry would have been the second cherry on the cake. Thanks for having us!

A fantastic cottage in a beautiful quiet setting, ideally located to explore Yorkshire, Cumbria and Lancashire. The cottage is extremely thoughtfully designed and whilst large and functional is also warm and cosy. Welcome hamper and fresh flowers were both thoughtful and enjoyable. A lovely property, very comfortable and well equipped. A haven for a week for three families getting together. Plenty of space for three boisterous boys to play, and for the adults to chill in the evenings. Central for us to travel to the Wildlife Oasis, swimming in Kendal, a great Sunday lunch at the Royal Hotel in Kirkby Lonsdale and another lovely meal at the Plough at Lipton. Nice walks on the doorstep but the weather was quite wet, but going back into Hill Bank for tea and cake made up for it. Wonderful welcome pack, and lovely bowl of fruit. It was very much appreciated. Not vital, but we though a larger kitchen bin would be useful. We seemed to fill the small one very quickly. Would recommend Hill Bank to everyone.

We recently stayed at Hill Bank Hutton Roof for a Family celebration. The House certainly didn't dissapoint, it was amazing ! The welcome pack was fantastic flowers included too ,a lovely touch. The house was extremely clean , very welcoming and the kitchen has everything you could think of ! The beds are fabulous so comfortable and there is so much space, we were three families and there was more than enough room for us all, it was truly amazing . We booked through Sykes Cottages who were great, they kept us informed prior to our visit re key safe etc and contacted a day before we left to.make sure we knew check out procedure. Had there been any issues I'm sure they would have been addressed promptly. All in all a fabulous week in a fabulous house . Thank you

A lovely house in a beautiful place. Everything you needed was provided, six of us stayed and there was plenty of room for all of us. The best welcome pack we have ever had. Would definitely recommend to family and friends. Thankyou.

Lovely property for a relaxing hen do. It's even nicer than in the photos. The kitchen is perfect for a group to congregate. The sun room gives you that extra space so you aren't all on top of each other. The bedrooms are lovely, with plenty of storage for clothes etc. What little communication was needed, was quick and helpful from both Sykes and the owner. The beds were set up as twin rooms, as requested. We got a tesco shopping delivery so we didn't have to worry about taking food with us. We got a prebooked taxi to and from Kendal a few good bars, pubs and restaurants one evening, which was cheap between all of us. The surroundings of the property are beautiful. There are walks straight from the door. The night sky was quite good for stargazing. Overall the property really suited our needs and we would happily return and recommend to others.
