Pictures don't do the property justice higher standard than expected, the village pub across the road was a bonus. The garden and outside areas impressive, kept our dogs on their leads as they are greyhounds they would chase the local wildlife, the lake very tranquil and the kayak was well used no fish were caught but not unexpected at the time of year, perfect base for the south lakes and a warm welcome and plenty of goodies on arrival

A lovely home with everthing we needed for our family of 10. Clean, comfortable and well decorated. It was our second visit and we all really enjoyed our stay. Joanne left a welcome back message and a very nice welcome pack for our arrival, a really nice thought. We would recomend this property to anybody wanting a holiday with a large group.

A truly wonderful weekend at Clerk Beck Cottage. A beautiful property inside and out with a gorgeous interior and lots of space. We received a wonderful welcome from Joanne and Terry, our hosts, and the communication with Joanne was excellent. The pub across the road General Burgoyne is great we received a warm welcome and had an amazing Sunday lunch there. A wonderful, memorable weekend celebrating a special friends 80th birthday. We were a family whose ages ranged from 14 to 78 with 2 dogs and were all happy with the accommodation and situation of Clerk Beck Cottage. Added bonus was the pub opposite, very welcoming staff and good food for all.

Absolutely wonderful location. Quite village setting, very comfortable house great garden down to the Tarn. Pub over the road does great food. So much to do in the area. The hosts were so helpful and considerate. A perfect holiday.
Clerk beck cottage is lovely, their were 6 adults and 3 children, there is plenty of room for everyone, a well stocked kitchen with everything you need makes cooking easy. The garden is beautiful, plenty of room for the kids to run , beautiful plants and a kayak to use in the tarn . Joanne and Terry are friendly . All in all a holiday to remember .

We had a family holiday with 6 adults 2 children and 2 dogs. The house is spacious with everything we needed. Its got a large garden which leads to the tarn, the kids loved using the kayak and garden was secure for the dogs.we all enjoyed the holiday and house and will be visiting again.

Good accommodation for our extended family meeting up from both ends of the country. Beds comfortable and linens good quality. Water pressure good for showering baths etc. dishwasher a bit hit and miss with the programmes. Put it down to operator error!! Lovely well tended garden which we all enjoyed, lucky with the weather. Narrow entrance to property. Although in a village, cars were speeding along with the tractors busy at work this time of year, so care required on exit. Generous welcome pack included.
We had a lovely time at the Cottage. The Cottage is comfortable and quirky the several sitting spaces worked well for our group 5 adults and one dog. There's parking for 4 cars two behind each other. The garden is fabulous we sat by tarn every morning and evening bats came about 10.30pm. There was a rumour of otters early in the morning 6amish but we didn't see them. Being able to use the kayak for 2 adults and 1 child and float aids provided was great and we had the perfect weather to use it. We enjoyed a couple of excellent meals in the friendly pub literally just across the road. We had fun exploring the area one of us successfully completed the Great North Swim and we were able to park and ferry from Bowness to Windermere. Visiting Piel Island via the little ferry boat was great as it was a sunny day perfect for exploring the ruined castle and having a beer and lunch at the pub. The drive to Grasmere was only an hour to pick up the famous gingerbread. The Haverthwaite to Lakeside Steam train is just down the road a pretty journey we did a short walk in the woods at Lakeside before heading back. Ulverston town is very near has a great butchers and the very handy Aldi is only about 10 mins away. We thoroughly enjoyed our stay. Thank you.

We stayed for 2 nights, we absolutely loved the property we made use of the beautiful garden and lake with Clerk Becks own kayak. We dined outdoors and used the log burner too. We had after noon tea in the General Burgoyne which is literally across the road, there were 10 of us the house had everything we could have wished for.

Absolutely fantastic cottage everything you need for perfect holiday is supplied. The gardens are beautiful and very safe for dogs and children. At night you can spot bats diving in and out of trees and we saw a friendly hedgehog going for its midnight walk. Short drive to lovely locations. Would definitely recommend staying here.
This is a beautiful large property the photos really don't give this house credit it deserves, it is massive, there is a playroom with toys, books, dolls house, small sofa ideal for our grandaughter, the garden seems the size of a football pitch with tarn at the bottom, huge kitchen with seating and 20 seater dining room also. Log burner in the living room which we did use being Feb, absolutely loads of books to read, fully fitted with everything you need, DVD also. The Beds are extremely comfy and 2 bathrooms is great, there is also downstairs toilet. We loved the house the owners are next door so if needed on site, brilliant pub across the road, serves great food and very friendly. Lovely childrens park in the town as well. what's not to love we had a great time.

This property is absolutely beautiful, it is the best equipped holiday house I have ever stopped in, the hosts were amazing, stayed in constant contact and made the stay so special. Would highly recommend, we will definitely be back.
Absolutely fantastic cottage. Loads of room for 10 people to feel very comfortable. Facilities excellent with the tarn at the bottom of the garden. If you fancy kayaking, there is one at the cottage including life jackets. Beds very comfy. Overall had an utterly amazing stay.

This property is a truly magnificent stay would highly recommend to everyone ,a hidden and well loved gem ,the tarn just put the icing on the cake . Lots of places to visit and lots of memories made .From board games to swimming ,Fishing, relaxing ,Visiting places what more could we want. Great property in fantastic location to explore the southern lakes. The owners were on hand if we needed anything, but as everything was fine we didn't need to bother them. The garden was beautiful and we managed to sit outside and enjoy it for a couple of days before the weather got too cold. Hopefully we will be back in the future.
We loved our stay at clerk Beck cottage, the house was clean and well equipped and a lovely box of goodies on arrival a lovely touch, jo was easy to contact and very helpful, the tarn at the bottom of the beautiful garden was a bonus we had lots of fun on it.
Beautiful spacious house, with every need catered for. Very generous welcome pack. Amazing garden, leading right onto the tarn. All our family, 70's, 40's teenagers to 8 & 5 yr olds enjoyed time in garden and water. Lots of garden furniture for 10 of us to sit out and enjoy. Canoe and 5 life jackets provided.Lots of books and games in case of bad weather...we were very lucky only one rainy day still spent in water. Lovely pub over the road, lots of friendly folks. Plenty of rooms so not all on top of each other. Had a brilliant holiday.
Lovely house, we were 2 families staying and had plenty of room. The children loved being on the Tarn in the kayak. The garden was lovely to sit in and read and have a cup of tea. The owners were next door if we had any questionsproblems and they left us a lovely welcome basket which we all enjoyed. We would recommend and would love to come back again

The cottage is absolutely lovely clean, wellcared for with all the necessities for a fantastic family holiday. There was space for everyone in the house and the garden is amazing it was helped by the weather. You can easily spend a day or two at home if you dont want to go out and the pub across the road was a plus. Jo was great in contacting me to make sure everything was ok, without being invasive. Everything about Clerk Beck Cottage is 5 star. The gardens are idyllic the tarn, kayaking, swimming just amazing,the children loved it. We had perfect weather a first for usand could sit out and admire the beautiful surroundings. Terry and Joanne lovely hosts and very helpful. We did not venture out much as what we had was enough. Beds so comfortable for all of us. We would highly recommend this cottage for anyone to enjoy. We had a fabulous week making lovely memories. Wow, what an amazing hidden gem! We were a family of 7 & 3 dogs. We found this home as a half way point for family to meet. There is lots of space throughout the property so we aren't all on top of each other. Kitchen fully equipped for a large group the slow cooker was well used! Lounge was big enough for seat us all comfortably shame we didn't get to use the fire as the weather was so warm! Bedrooms had plenty of space with a real cosy feel Lots of board gamescard games in the play room for a family games nightwet day. Dining room is beautifully presented, perfect for us all to be around the dining table. The beautifully well kept garden was perfect for the dogs and to sit at the bottom at the lake breath taking! The Information book I'm the hall was extremely useful especially when it came to recycling etc. If you are looking for a well presented, spotless property to meet up with family or just to escape to the peaceful country side then please do book, you won't be disappointed.
Clerk Beck Cottage is a superb, well equipped property for a large gathering with plenty of space to spread out when needed. The huge garden onto the tarn was fantastic for us and our three dogs and we enjoyed using the kayak and fishing. We did see somebody swimming too so had the weather been kind all week we definitely would've had a dip! The location is great to explore other parts of The Lakes with good shopping facilities in Ulverston. Joanne & Terry couldn't have been more helpful before and during our stay & I wouldn't hesitate in recommending Clerk Beck Cottage for a dog friendly holiday!

Clerk Beck is a lovely large holiday home. Everything we needed was there and more, lovely welcome hamper. Really comfortable beds. Situated in a nice village with a great playpark. Great for a large family get together. Lots of short toddler friendly walks nearby. Well equipped kitchen. Amazing, well kept garden with lovely water feature and some of our guests loved being able to go out on the Tarn on a kayak.

Clerk Beck Cottage is large enough to feel spacious, yet at the same time warm, cosy and very homely with lots of nice touches. Everything we needed was generously provided, I would have no hesitation in recommending the cottage.
The bed in back bedroom very comfy, the onsuite ok. Although the house was good there could be improvements. Seating in the kitchen wasn't that comfortable and also the frontgarden room was cold and seating to low. The fountain feature looked good but thought you could hurt yourself on the sharp edge if you happened to stumble. Lovely village and Tarn. Pub was very good, food excellent, staff and locals very friendly. Would stay at village again.
The property is well maintained clean and tidy. All facilities helped make it a very enjoyable stay. The large garden area and use of the Tarn was well used by the family.

A wonderful week in a beautiful house with a stunning garden and beautiful views of the Tarn, which sporty individuals can make use of and the rest of us can sit and watch with a tea or a wine. It can be rare to arrive at a holiday home and it definitely feels like a home, not a let and immediately feel relaxed and comfortable, Clerk Beck cottage provided that feeling which made the holiday seem longer than a week. We loved the comfortable bedrooms and the different areas for a larger group to either spread out in or all come together to eat or play games, watch TV both inside and outside. Admittedly, we found our spot in the kitchensofa area as so welcoming and the dogs could easily go in and out!! Jo and Terry were fantastic not just as hosts, with each query answered efficiently & patiently but as individuals we had a situation arise before arriving, where we had to make a special request and they were brilliant in accommodating when they didnt have to. Thank you! With regards to the Lake District it is as stunning as expected and there are also some great shorter trips to local beaches and south edge of Windermere to walk in surrounding areas on the days when a longer drive isnt fancied or an end of day topup walk for the dogs. All in all fantastic holiday enhanced by a lovely home.
The house, facilities and garden were excellent. It was in a great location, which our family greatly appreciated. Brilliant! I do not usually consider booking the same place twice, but we all greatly enjoyed the house and area it so much I will consider booking it again.

Photos didnt do it justice. The property was absolutely lovely to stay at and we didnt want to leave! Even in the first few days, the weather was against us with rain but we still enjoyed our stay at the cottage. Would definitely recommend to others!
