Great property for large groups. The bedrooms were all of a good size and great to have decent large bath towels. A well equipped kitchen. The hot tub sauna and games room were well used by the group. Our youngest member loved the animals on site. Would definitely recommend this place

What a fantastic property! 24 of us stayed and the best long weekend. From the facilities in and outside the property to the entertainment that the animals on the property gave to the kids, it was perfect from start to finish. Fabrizio was very helpful prior to our stay and super welcoming when we arrived too! I couldnt recommend Eden Lodge enough, and it will definitely be at the top of our list for any future large family trips!
We all had an amazing time, such a lovely and spacious house with a lot of amenities for adultskids. Cant wait to book again!
We absolutely loved our stay at Eden House. The facilities were better than we could have wished for. Beds were very comfortable and it was great to all have an ensuite bathroom. The kitchen was well equipped and made it easy to cater for our large group. We'd definitely come again.
20 of us had a wonderful week over New Year at Eden Lodge. The house was so warm and comfortable and had everything we needed. Even a suitable jigsaw table on the main landing! We really didn't need to light the fire but it was nice. It was lovely to be so close to the coast and some of us didn't take their cars out for the whole week. The only slightly misleading thing on the Sykes website was the distance to the car park from the house it is minimal and no problem.
Eden Lodge was a perfect setting for our group of friends, ageing from 5575. Bedrooms were very nice and comfortable. Kitchen was fab and very well equipped. Grounds lovely and interesting with the animals. Nearby facilities great as well. Would highly recommend.
Eden Lodge is a beautiful place to stay. We stayed as a large family of 19 celebrating my Mums 85th Birthday. Its a very spacious Lodge with everything needed for a great stay. Bedrooms were comfortable and spacious all en suite with great showers and some with baths also. The lounge area was so comfortable and plenty of seating area for all of us. The kitchen was massive with every item you could think of and two large American fridge freezers was a bonus. It was lovely and clean everywhere. The outside area was great and we made use of the hot tub day and night. Plenty of seating outside if weather permits and fully enclosed if you take dogs for them to wander. The large dining area was great for evening meals together. There was also lots of games for young children if required which kept ours entertained for hours. The grounds surrounding the Lodge were lovely and kept immaculate. The small petting view with animals was great for the younger ones to explore as well. All in all we had a fantastic 3 night stay here and would certainly recommend a stay here. Thank you so much to the owners for making our Special wknd an amazing time.

This is an amazing property with many lovely amenities and a gourmet kitchen. All rooms are ensuite and of a good size. The host and caretaker Ernst & Fabrizio were responsive to all our needs. We also knew the family staying in one of the cottages on the property and they loved playing in the yard and visiting the onsite petting farm. Youll be very pleased if you book this property.
Fabulous house for large gatherings. Bedrooms and en suite rooms ticking all the boxes even although we didn't use them all. It might be an idea during the hotter summer weeks to have fans available for the bedrooms. We never used the attic rooms but it would have been impossible to sleep in without fans. The dining area was perfect, except during the heavy rain when there were 3 leaks around and on the far table. The sofa has seen better days and was not the most comfortable as the cushions kept slipping off. The kitchen was brilliant with plenty of everything. We used all the outside amenities and it was perfect for the kids with the games room. We used the hot tub which is always a great addition. The info supplied was useful too and we had the best week working from a brilliant base. Thank you for having us.
Its not very often you find a property that 22 people all agree is a rare find, it ticked all the boxes. All bedrooms ensuite, large industrial kitchen, hot tub, sauna, games room, pub 10 minutes walk, beach walk. We arrived early expecting to just park and explore when the lovely caretaker let us in and showed us around thank you for such a lovely visit will definitely return.

Eden Lodge was the perfect place for a larger group gettogether, and the surrounding villages and countryside was stunning!
Really great house for a large family getaway. Facilities are really good, every room is ensuite and good quality. Also benefits from a hot tub and games room with table tennis. Only downside was that there was an odour in a couple of the bedrooms, which may have been associated with the septic tank. But for this, I would have rated even higher, Bot overall, its a lovely house to rent with great common areas to spend time together in.
The house was everything and more than we expected. Everything worked, central heating, kitchen equipment, hot tub and sauna, plus very comfortable beds. Everything was spotlessly clean, thanks to the cleaning team, and Fabrizio, the groundsmanclient contact was extremely pleasant and helpful. We will definitely book it again.
The property was spacious and comfortable and warm a great place to unwind. The en suite bedrooms rooms were lovely and the kitchen was very well equipped, cooking for 20 people was so easy. Kids loved the sauna and hot tub. We visited the Buddhist temple across the road and the coffee shop was great. Everyone really enjoyed it and we'll definitely book the property again next year .
Really warm cosy property despite being very large. we found the cleanliness to be of a high standard and it was fantastic that all the rooms were ensuite. we had a young child in our group and it was very enjoyable to see the small holding of animals which were friendly enough to be petted. towels and bed linen were also of a high standard although shampoo and conditioner etc were not provided for the bathrooms. A well stocked kitchen with pots and pans but guests do need to bring their own clingfilm tinfoil dish washer tablets bin liners extra tea towels. A kitchen roll, one dishwasher tablet, a fairy liquid, two scourers and two dishcloths were provided. Good selection of board games for the family to play . We had a multigenerational family get together and the space was superb for everyone

The property was ideal for our family gathering with my four children, their spouses and ten grandchildren aged between 5 months and 17 years old. .The kitchen was great for meal prep, There was space for the little ones to play and they loved the animals in the garden. The older ones enjoyed the games room, sauna and jacuzzi. Dining. Was a dream. Walking the dogs from the property was easy. The week was over all too quickly.
We stayed here with a group of 22 friends, including a toddler, and two dogs for 3 nights. It was ideal for our stay and we had everything we could need. The kitchen has everything you need and ample facilities to cater for the large party. Rooms were comfortable and clean with many rooms with great views. Our main reason for booking was the slightly more secluded apartment which was fantastic for the pregnant parents and their toddler but still close enough to feel part of the party. The grounds are well kept and access to the beach is very easy. The support we received was great as well when we called looking for a few items. Couldnt recommend this property enough!
We had a fantastic weekend at Eden Lodge celebrating a 60th birthday. All of the bedrooms and bathrooms were clean & very well presented. There was ample living space and the outside area was the same with the hottub & sauna being a nice treat. The BBQ was a good size to feed a large group. The kitchen was well equipped but the only negative was that there wasn't enough trays that fit in the ovens. Alot of them supplied were too big. The surrounding area has nice walks and a beach was very close. Would recommend & would book again.

An impressive home, with ample space, located in the beautiful Lake District. The host is very accommodating and communication is easy. I highly recommend this home and our group will definitely return.
At first glance on arrival I was impressed with the property and the amount of rooms bathrooms and thought our week with our whole family will be an enjoyable one. I have been to many properties and had large family gatherings and never had to write a poor review but I feel I need to let other potential guests know what they are paying for as it is incredibly expensive. Firstly the garden was not enclosed as stated and our small dogs could get out, we tried to barricade the area so they were able to enjoy the garden but this did not work and when one escaped and we were trying to find her we came across the owner who was rude and told me they should be on a lead at all times, even in the garden. I think it is important to notify future guests that the owner spends 3 days a week near the property and regularly turns up being rude and intrusive. There are cameras everywhere which makes you have feel that you are being watched constantly. The other properties are very close together which is misleading on the website. The animals are all very lovely however the area is rat infested and the young children were mortified when they went to pet a goat and it was covered in blood from fighting the other animals. There is a laundry room which we were told we could use and every time someone went in there the owner turned up so clearly watching on the cameras being rude and saying we should have bought more clothes with us, in our defence we only had to use the washing facilities for swimwear as the hot tub was a swamp and made everything smell horrendous. Speaking of the hot tub on our return from a day out which the kids were all excited for the hot tub we came back to a note on the hot tub saying it was being cleaned and could not be used, yes it desperately needed a clean however it would have been nice if this was done for our arrival instead of during our stay. I would not recommend staying here unless you love being watched, would like a pet rat, enjoy being spoken to rudely and made to feel like you are encroaching on someones property and not wanted there. It is a shame because it could be a lovely place to get together with family, if only the owner actually wanted you there and the site wasnt misleading.
Fabulous property, ideal for large families. A few teething problems, with hot water & hot tub but having the caretaker on site was an absolute godsend, Fabrio sorted any issues we raised immediately. Would recommend this property for those that need to cater for elderly parents and less able members of your family. The games room and large picnic barbecue area was perfect. We will be coming back soon, so much to explore in the area and a great base to do it from. Perfect place thank you for opportunity to rent Eden lodge

Absolutely beautiful property in stunning grounds! We will be back! My only grievance is that the sauna didn't work properly, there was no lighting that worked outside and some of the showers had no hot water. Aside from that, just stunning! The animals now on the property make it even more special!
An amazing property for our parents Golden Wedding celebrations. There was something for everything in the house .. plenty of space, so we could escape one another if we wanted to! The farm, hot tub and games room were a lovely additions. We didnt used the sauna but it liked v clean. The kitchen was brilliant as was the caretaker that walked us through how everything worked. Couple of comments but didnt effect our enjoyability. 1. We rescued two birds from the fire place .. the chimney needs a wire cover. 2. The top floor there was a fly infestation and where it has not been used for a while the kettle had mould in it and the place smelt musty. The shower didnt work properly, needs attention. All other rooms were perfect and there were plenty of them for our group of 20 people. We had a fabulous time and would definitely use the property again.

We had a fabulous stay at Eden Lodge with our extended family. The house was very well equipped with everything you could possibly need in the kitchen. The games room and hot tub were also a huge hit with everyone. We had an issue with the single room in the mezzanine as there was a strong smell of drains, we did alert the housekeeper and followed the advice but unfortunately it didnt resolve. However it wasnt significant enough to spoil our stay. We hope to be back in the future!

The games room was disappointing for 20 people , only a half length table tennis table . We would suggest a pool table and dart board for the future The cooking trays did not fit the ovens and there was only 6 teaspoons. Otherwise the facility was excellent

Eden lodge is a lovely holiday home. All rooms were clean, kitchen was well stocked. However, as we were a large group we found that most days we were experiencing cold showers .. even when it was early morning and no one had used the hot water. It seems to be the downstairs rooms that suffer . Those in upstairs rooms seemed to have no issues. We also noticed that the hot tub wasnt as clean as it should have been. As we all regularly use hot tubs on holidays we made sure to shower before going in the hot tub , but the water certainly was more merky than it should have been. Because of this we took note of what the maintenance man did on the Thursday and Friday before we left, and were abit disturbed to see that the water wasnt changed but just filled with more chemical. In other accommodation the water has always been drained and replaced with fresh water. If the owners are not aware of this then I suggest they take note as 20 people using a hot tub for a week really warrants a complete water change.
Fantastic accomodation for our family birthday celebration . Online information was spot on house was clean tidy kitchen well organised and equipped it had everything we needed . Bedrooms all spotless and clean Communal areas perfect for family to all be together . Hot tub was a fab extra .the only thing we would recommend is that extra outdoor lighting to be added at the barbecue area . We had amazing weather and would of loved to of stayed outside later but was far too dark . We had an amazing time and would defiantly recommend this house and we also will definitely be returning .

A lovely spacious house with lots of private rooms, and a fantastic big kitchen. Great Hot Tub, Sauna could do with an overall and a temperature gauge. There are a lot of artifacts around the house, which may not be to everyone's liking. However, we found the following issues The floors in some of the rooms had not been swept, bathroom floors had not been mopped, bedding had visible stains, which could not have been missed, showers on the ground floor were cold, some of the rooms did not have hand wash soap, the room at the top of the house only had a lamp on one side of the bed, and the dining tables were sticky even when wiped. I feel more attention to detail is required, as it's these things that count.
Lovely large house in extensive grounds. Bedrooms all ensuite really comfortable and clean. Helpfully numbered guessing previously a hotel which helped with allocating rooms and remembering who was where. Great to have the bedrooms on ground floor extention plus the flat on the top floor, which meant everyone had their own space and sound didn't carry.. The kitchen was well equipped no scissors that we could find, you need to bring all food including salt and pepper. Communal areas could be cleaner, dining room tables sticky and kitchen needed a clean too. Cobwebs to be expected in old house. Loads of comfortable room for being together, to eat in the conservatory dining room or relax in the 2 adjoining sitting rooms. The little bar and reception are cute. Outside areas great! A mini farm, sheep, pigs which were let out to eat the grass, so sweet and friendly sheep and peacocks too. The kids and adults in our family loved them! Lots of sitting areas outside plus the games room with a small table tennis which we used a lot, and hot tub and sauna. The hot tub got a bit dirty in spite of everyone showering pre use, I think with so many people it could do with a mid week clean. We did message Sykes but no response til after we were home. Lovely area with lots to do locally, we loved the Shack, just up the road driving or walking away from Ulverston, for ice cream and food including good vegan options overlooking the beach. The Bardsea llama and Alpaca experience was fab too. We had problems with our Barrow tesco delivery as they couldn't find us, recommend click and collect instead if you're using them. Fabulous family holiday. Everyone really enjoyed the house thank you.
We had a lovely stay and this house is great for a catch up with friends and family. Few negative points the freezer contained food cutlery was not clean 2 bedroom had LOTS of ladybugs inside single bedroom and the top floor some of the matras protectors were heavily stained.

Great house for our family getaway. Animals were a welcome surprise and kept the kids entertained pigs, sheep, peacocks and chickens in the garden! Hot tub, sauna and separate games room outside, with well proportioned living spaces inside. Close to several nice walks, the Buddhist temple and beach. Didn't really have to think about booking anything with the kids as they were happy playing in the house garden!
Fantastic break away for a 40th birthday gathering of friends and family. The house was exactly as described and spotless. Amenities were brilliant in the hot tub and the sauna. It's huge plenty of space to be together but also escape each other!
This property exceeded our expectations. The website pictures dont do it justice. Very large comfortable rooms, virtually an ensuite in every bedroom. Great big kitchen for that enabled us to cook for everyone. Lovely grounds with goats, pigs and sheep. Children and adults had an amazing time

We had a family break which included 3 sets of OAPs which the ground floor bedrooms accommodated perfectly. The whole ground floor was amazing and the hot tub, sauna and games room were all used and loved. The first floor bedrooms were all lovely and very comfortable. We put a young family in the apartment on the second floor and the only problem we encountered was here. We opened the velux windows to let some air in and were immediately inundated with hundreds of blue bottles. Maybe these just need checking before the next guests come in. Overall an amazing house which we hope to return too.
Great house! The rooms are all of a good size with en suite. Communal living areas were a really good size. Facilities were great hot tub, sauna, table tennis & a cute little farm. Kitchen was large & very well equipped with plenty of storage. We had several small children & did have you move some items as they would have been dangerous with little fingers around. There were a couple of things needing fixing but the maintenance staff were around & fixed them straight away. Overall, a brilliant weekend in a great house!

The rooms were lovely and clean, however the kitchen and dining areas were not as we would have expected. The refrigerators were not cleaned properly with dried milk in the vegetable containers. Table tops and floors were not really clean. We had a cleaner come in to clean all surfaces before we could use them. The owner found us a lady to help out in the kitchen and she made our holiday experience wonderful. Without Caroline, we would have spent most of our time filling and emptying dishwashers! Thank you for finding her. The owner promptly send us a plumber to fix a problem in one of the bathrooms. Bedroom number 1 gets only lukewarm water. I suggest this be looked into for future guests
