Excellent accommodationspotlessly clean , very well equipped even for 11 people sitting down together in the dinning room. Extremely comfortable beds and showers best we have ever had. Interior very homely and welcoming. The welcome gift was a lovely touch. Gardens well maintained. Overall ,a perfect holiday cottage in a perfect spot in a perfect village . Highly ,highly recommend.

Lots of kitchen utensils. Beautiful village house is in nice position overlooking the stream through the village. Enclosed garden. House clean and tidy. Nice touch that Netflix is on the tv usually have to use my own firestick. WiFi nit so good but we managed. Annexe is lovely even though we didnt use the full facilities
Fern Cottage is comfortable and wellequipped . It is an excellent property for a large family group as the annexe is available for those who want some Eace and quiet. The location is superb for walking and exploring that part of the Yorkshire Dales. A good choice of pubs and cafs within walking distance. The kids enjoyed paddling in the beck.

Lovely accommodation, extremely well equipped, great for our family get together. The annexe was a bonus for those who wanted quiet time. All in lovely surroundings, highly recommend.
Everything was really good, location, parking, room sizes, facilities, cleanliness. Kitchen so well stocked. Ideal for a multitude of walks. 3 decent pubs within a hundred yards and many more not too far away. Only two small down points, lack of toilet roll and the having to leave by nine on day of departure. These in no way affected a lovely holiday Thanx
Beautiful place everything there that you would need for your stay from towels to kitchen utensils we didnt find anything missing that we needed would highly recommend. Local pubs worth a tour, we ate in the Racehorse Hotel and would highly recommend the food there but on saying that whenever we went to the other two pubs there were plenty of people eating.

This house is fantastic for a family get together. there is every facility needed for all age groups. It feels so homely and comfortable. this is our 2nd visit and we cant wait to come back next year
This feedback is very much coloured by the time that we had to vacate the property. To charge so much for a short stay and then demand that we leave at 9am is, Im afraid, not on. We were there, effectively, for just one day and the last evening was very much influenced by the need to get the whole group sorted the next morning so early. I will not be making any further bookings where this applies. It was noted that, on departure, there was no sign of anyone coming to wo4k on the house.

We had an excellent stay at Fern house. The house was beautifully presented and clean with a lovely welcome basket. Really felt like the hosts went above and beyond to ensure we had a wonderful stay. The house was in a great location and on street parking was plentiful. Bluebell Inn down the road was great for food as well!

An excellent property, well maintained, very well provided for and very clean throughout. The only negative would be the very early check out time of 09.00, which was very difficult with young children. An extra hour until 10.00 would still provide plenty of time for cleaning etc. especially, in our case, with no one coming in on a Sunday.

The house was amazing, the house was so warm and comfortable. The beds were comfy and all tye bedrooms were well equipped. The house had everything you would need we didn't need or think of anything that wasn't there. There was 11 of us aging from 63 to 7 yr old and we all really enjoyed our time away. We went to the Bluebell pub to have a lovely meal, we had takeaway from another pub and we visited the tearoom for our breakfast one morning. The tea room was quaint but offered anything and everything you wanted. My only gripe would be that we read the one shop in the village had all your needs but I'm afraid this wasn't the case. It didn't stock alot and certainly nothing you could make a meal with so I'm so glad that i did a shop before we left and took alot of meals with us otherwise it's a 15 minute drive to a garage with a Spar shop attached. But I would definitely recommend Fern House it has all the family needs. Fantastic warm house.
We loved Fern House. Its very well equipped and furnished, very comfortable. Being dressed for Christmas was a lovely addition. We had a wonderful week there with family and friends to celebrate a big Birthday. Beautiful surroundings, a pretty village, good area for walking. Grassington is a short drive away, a nice little town to walk around. We enjoyed meals at two of the pubs in the village which are just a short stroll from the house. We would be happy to go back in the future.

Beautiful property, beautiful location. Had an issue and needed the maintenance person who didnt return our call. Well stocked kitchen, clean bedding and bathrooms. House was very warm thanks to the Aga.

It was really disappointing not to be able to access the property earlier in the day. Id expect a 3pm check in for the price. The check out time was really unacceptable, we ended up heading home the night before rather than face such a rush in the morning. Surely a window of 11am to 3pm is sufficient time to clean and ready the property for the next guests.

Some kitchen knives are blunt. Twin room too cramped. Hall CH stat shouldn't be above a radiator. Place overall is brilliant. Good location and very comfortable. Thankyou PS. Please take comments as improvement opportunities.
Our extended family of nine adults and five children under three had a wonderful week at Fern House. The house had just the right accommodation for all of us and we found it very comfortable, clean and convenient. With a collection of toddlers, we especially appreciated the stair gates and the washing facilities. It would be helpful to have a cafetiere in the kitchen as well as the coffeemaker because it took us a few days to find the right sized pods.
This is a great house for a larger party accommodated 10 adults no problem. Lovely location for walksbeautiful countryside, with two pubs a few doors away. We had some challenges managing the heating, never really worked it out and we're not sure that the controller in the annex is working. Some clearer instructions would help. Apart from that, we had a great holiday in a lovely cottage thank you.

Our 2nd year for family group and about to book for next year This property for a large group is excellent, the house, the facilities especially the kitchen and dining for 12 are amazing, we love to cook and eat together it's an amazing house for this, it has stunning views and is so close to village amenities and lovely walks too
Since non of us were used to an AGA we relied more heavily on the 2 ring induction hob. We expected that all the pans would work well with this hob but it was painfully slow. Our communal meals therefore took a long time and even boiled eggs in the morning were difficult.

A lovely house for a big family get together just a couple of issues not enough hot water for 10 people showering in the main house it ran cold. Having to be out by 9.00 clock on the morning of departure getting packed up and breakfast was a bit of a rush. Cant fault the property in a lovely area.
A few issues with the heating when the clocks changed but they were quickly remedied. Really well equipped kitchen and comfy beds. Shower was wonderful too. A beautiful house, in a beautiful location, thank you. A short note for Sykes, the cleaner turned up an hour early when we were leaving and though she was very polite, we felt a bit harassed as we had a big family to pack up. The plumber arrived at the same time and was very surly.

The house is in a perfect location to enjoy the beauty of the Yorkshire Dales. The house is warm, very comfortable, clean and very well equipped. There is plenty of room for everyone in our party to enjoy our stay and time together.
We had a lovely time, the only concern is when you book the entry should be 34 pm and exit should be 1011am, as it still states due to covid restrictions, we did ask to enter earlier and that was much better. Rooms are great, bathrooms fine bar the main one in the main house heating did not work, so the bathroom was cold. Kitchen was nicely laid out with plenty of kitchen utensils but found no mixerhand held or other which would have been a great help, when making Yorkshire puddings, the seating in the dinning room could do with some new seating as the bottoms had fallen out of a few chairs and had to use the kitchen seats as a replacement which meant the seats being moved back and fourth each time, so apart from the few things the house was well placed for walks, eating out etc, was just let down by those few things

Very clean and tidy with more than enough provided to make any length of stay very comfortable. Particularly pleasing was the provision of enough tea, coffee, biscuits to keep us going for three nights. The only thing lacking was a large tea pot or was it just that we failed to find it. The tv was unreliable, the signal coming and going, but whether that was the equipment or the lack of signal in Kettlewell I know not.

We have been coming to the Dales for over 20 years and this is by far the family accommodation we have had. The location was perfect and the configuration of the bedrooms was ideal. We are already looking to book for next year.
A lovely property, perfect for a mixed large group. Very comfortable, plenty of space, LOTS of kitchen equipment. The Aga was a bit of a challenge! We know the area quite well and walked every day up or down the valley, using the small local bus a couple of times. Ate at the Blue Bell and wanted to go to the Kings Head but unfortunately his ovens weren't working! Overall it was excellent and would definitely book it again. The only gripe is the usual one not enough toilet rolls!!

Fantastic house for a large group, very comfortable and well equipped. Benefit of the separate annexe should anyone need a bit of extra space or privacy. Beds were very comfortable. House is located in the centre of Kettlewell with parking for one car on a drive possibly a second very small car due to the tree on drive and street parking outside the house. We ate at both the Blue Bell Inn and the Racehorses Hotel and both were very good with friendly staff and service.
The outside lighting at the back of the property wasn't working which made it difficult to see the step in the dark. One of the ladies actually fell over and bruised her knee. There wasn't any spare toilet roll, luckily there was a local shop to purchase some. The downstairs toilet doesn't always flush. Other than that it was a beautiful property which we would look to book again.

We spent a large family Christmas at Fern House in 2022. Myself and my wife, plus both daughters including their dog and sonsinlaw and two Grandchildren. We absolutely loved the cottage. It gave us loads of room and was a perfect venue for Christmas in The Dales. Coupled with Christmas Dinner at the Racehorses Pub, it was a fabulous week. Particular thanks to the owners for really making an effort to decoracte the cottage for Christmas with a lovely tree and several other sets of lights and decorations. The only issue we had was with the heating it seemed to come on and off at strange times and we found the controller difficult to use opting to revert to manual and just put it on when we needed it. Being Christmas, we did use the fire in the living room, backed up with coal from either Leyburn or Threshfield. Having the separate annexe worked really well for us one of our couples with their dog could come and go as they pleased. The bedrooms were really cosy and beds comfortable. And we had plenty of space for the mix of children & adults. We will definitely be planning on spending another Christmas there!

A beautiful house in an amazing location. The size and layout of the house suited our family group perfectly. The house had everything we could have needed and was warm, comfortable and a good size. Just a few minor points check in wasn't until 5pm and check out at 9am, due to the need for Covid cleaning, however the standard of cleanliness was satisfactory, not great. There were dirty plates and kitchen implements in cupboards, and we hoovered the floors when we arrived due to dustdirt. This wouldn't have concerned us at all, but when you can't check in until late and have to be out so early so that a thorough clean can take place, it didn't seem acceptable. The washing machine in the annexe didn't work and the hob in the main kitchen was really inefficient it took forever to boil a pan of water or cook anything so we had to rely on the aga. Overall a great stay and a great property but just a few disappointing things considering the very high cost of renting the house for a week.
We had a lovely stay, thank you! It may be me, but I spent half an hour trying and failing to boil a pan of water on first the Aga and then the stove alongside it. We had a bit of difficulty 'clearing' one of the key safes. We would have preferred to be able to arrive at 4pm, and leave at 10am. But these are minor quibbles. Overall, the house was a great place for our annual Family Gathering. The countryside was amazing, the village shop was very handy, and The Racehorses pub very accommodating. They made some of us a lovely meal, when we asked on the offchance towards the end of the day, as the kitchen was about to close. We left the house reasonably clean we hope, but would like to say thank you to the cleaners for doing a good job before and after our stay.
