About Orchard House

This unique and spacious family property has far-reaching countryside views all the way to the sea. The property would be ideal for family holidays or groups, boasting space inside and out, with garden areas for sitting, dining and children’s play. The slightly up-side-down house is located at the top of Rye, with a footpath winding its way down to the centre (1.2 miles). It offers the perfect base for those wanting to relax and enjoy the peaceful surroundings or for the more adventurous wishing to explore the Sussex and Kent countryside as well as the golden sands at Camber. For nature lovers head to the Rye Harbour Nature Reserve (3.5 miles) where you can walk and cycle. Enjoy a stroll around the ancient, cobbled streets in Rye with its many restaurants and cafes, and independent and antique shops. There are several vineyards locally offering tours and tastings of their award winning brews. On entering the property, you will be drawn into the spacious open-plan kitchen dining area which is perfect for family gatherings. There are bi folding and triple sliding doors to the garden and full height floor to ceiling windows, giving this room a sense of being outside. The dining room has a dining table with seating for eight and there are toys and games to keep everyone amused. The open-plan kitchen is fully fitted with a central island and breakfast bar which is fully equipped for preparing family meals. There is a utility room and a shower room on the ground floor. On the mezzanine ground floor there are four bedrooms and a family bathroom. The bathroom has a bath with a hand-held shower attachment. The first bedroom has a king size bed with French doors to the garden, the second bedroom has a single and the third room has a single bed, which is more suited to children and the fourth is a twin. On the first floor you can enjoy the beautiful views from the lounge which has an internal Juliette balcony. This large room is split level and has two seating areas with a Smart TV. Both areas have comfy seating and there is a balcony with a bistro table and chairs, perfect for watching the sun go down. On the second floor you will find the master bedroom which has a super king-size bed, and an en-suite shower room. The outside area has lots to offer with views from the terrace which has separate seating and dining areas with a charcoal BBQ and sunshade. There is a paddock to the side which is perfect for ball games with a sunken trampoline with safety net and climbing frame with slide. There is a secret garden with a bistro table for two and a tiered garden bursting with colour. Children should be supervised in this part of the garden. To the front is the Rose Garden with a fruit cage and pick-your-own when in season and a children’s outside kitchen play area with Wendy house.

A great house to have a family get together. The children had a fabulous time exploring in the garden and playing with the toys in the house. Rye is literally only 10 minutes walk away and the nearest pub 5 minutes. Perfect!

We appreciated the opportunity to stay in this beautiful and wonderful home and garden on the outskirts of Rye in a rural location. Fully equipped to meet virtually every need. Fabulous kitchen and dining area. Great views from the panoramic doors and windows looking over the Romney marshland, river and sea beyond. Several pubs close by and a network of public footpaths to explore. It was about a one mile walk down hill into Rye and there were several pubs to stop at on the way back to get refreshment to tackle the hill back home. Failing that, there is a long stay carpark by the white windmill accessible from Battle Road, costing £2.75 per day that brings you out by the quayside. Plenty of games/books and equipment to keep young children amused in the house and outside, whatever the weather Excellent Holiday.

Brilliant for a bigger family group like ours â?? large, open plan areas, lots of outdoor space to run around in, toys and games for young ones. Stunning views, excellent facilities and equipment. We really could not have asked for more!

This is a marvellous house especially if you have a little one in tow. The garden is vast with so much to explore , our 3 yr old grandchild loved the sunken trampoline. The views are lovely and all is very spacious and well equipped.

Such a fantastic house! A group of seven stayed here for a long weekend end of January. We were lucky with sunny weather, but the house wouldâ??ve have made for a beautiful setting to bunk down in if it had rained.
