We very much enjoyed our long weekend at Hawkeshead Hall. The house felt homely, cosy and welcoming. We had plenty of room to spread out but made most use of the cosy kitchen and front living area with its lovely views. Would definitely stay again, photos dont do it sufficient justice. Area had plenty to do and we walked to Hawkeshead easily along a path from campsite so super easy and only ten minutes. We thoroughly recommend.

Hawkshead Hall was the perfect place for our extended family to stay and spend a week together. The accommodation was fresh, clean and comfortable and was very well equipped. The children loved the garden in particular and wed love to go back in the summer when we could make more use of the outside space. Perfect location for a 10 minute walk along a footpath, off road into Hawkshead for shops and pubs. Thank you for a lovely stay!

Hi Unfortunately I had to go out and by both toilet roll and bin bags for the cottage. Considering the amount we pay and we come on a regular basis I was disappointed that enough was not provided.

Very good thanks. It's a lovely house for a group of old friends. It was our 5th visit. The fixing for the shower in the bathroom on the first floor and the en suite need a little tightening when someone is there with a wrench or spanner next .It was difficult to get the positioning of the shower head right. Thank you.
The outdoor space and games room were fantastic for our family gathering and our dog Billie had a wonderful time too! With some updating this would be a 5 star property.
Hawkshead Hall is a fabulous property. There were nine of us staying for a week and there were so many rooms available to us we couldn't make full use of all them we could see how the variety of spaces would be brilliant for families with lots of small children. We very much enjoyed the games room, and some of us occasionally watched the TV in the second living room, but otherwise focussed on the living room that leads off the large kitchendiner. The house is very comfortable, decorated and equipped to a high standard, and we loved the location quiet, secluded, very green, close to a number of short and long walks, and within easy driving distance to other walks and various places of interest. There's a bit of maintenance that needs doing on the French doors, and I'd have liked some good scissors in the kitchen, but these are very minor quibbles that I didn't know how to tell the owners privately.
Our little group had a great time. Ideally placed for both Coniston, Ambleside and the area where we were visiting. Top tips for eating out for others will be to ring well ahead of your visit for bigger groups but don't worry if you don't get in the Sun cup shop in hawkshead is nice and there's plenty of space in the kitchen to share a lovely meal.
The property and grounds were Amazing, everything you needed. Even the little touches like free chocolates and coffee.
This is a really excellent property for a family group well appointed, comfortable, conveniently located in a quieter part of the Lakes and yet with good access to Windermere, Coniston, Grizedale Forest and other locations. The kitchen is great for a big party with plenty of everything and an excellent range cooker. The games room is really good for keeping kids entertained on the inevitable wet day. However the management by Lakelovers Ltd leaves something to be desired. There is no information in the property folder on how to contact Lakelovers or report problems save a single phone number on the cover. Wifi access details had not been updated since a change we assumed in the router. With little or no mobile cover to be expected this becomes essential. The TV has no instructions and while a problem was, to be fair, fixed by Lakelovers when we complained, it went wrong again and even the teenagers in the party couldn't make it work. There are a number of minor defects that needed reporting but the Lakelovers telephone options were so complicated they would do a national utility proud!. I had to spend time on line and use a complaint system to report defects once we got home. They are also parsimonious with basics only one bin bag provided and we ran out of toilet rolls only 2 days into the visit. Don't let this put you off booking it is a great place but go prepared with plenty of basics such as toilet rolls and expect that there may be some defects that won't have been reported.
We thoroughly enjoyed our fifth wonderful stay at Hawkshead Hall thanks to Steve and Viv. This was a special family reunion of six adults, five children and a dog! The hall is so well suited to this kind of stay with bags of space for everyone, especially now that the barn has been converted into a games room and sun lounge. The weather this time was dry and sunny so we all managed a couple of strolls into the lovely village of Hawkshead, a walk around the special Tarn Hows and a wander around the grounds at Wray Castle but sadly the house is currently closed. There are a few maintenance issues which we tried to report but we were refused, telling us to go to our portal whatever that is? So here are the issues It drips onto the landing outside the master bedroom when the top floor shower is used The grill and bottom oven will not stay alight in the range The wifi relay to the front lounge does not work so there is no internet in there The hot tap in the master bedroom is jammed giving very little flow The security light outside the sun room door is permanently on The blind in the blue room cannot be raised The tumble dryer has no power

The property is spacious and well kept, all the information are there and we had a great time. The location is excellent as we can stroll into Hawkshead as well as lots of footpath we can explore. If we are going back to that area again, we would stay again. thanks

Our second time here and it wont be the last! Another great holiday . 4 adults and 6 kids. Plenty of room for the kids and the playroom with pool table is a great success. The stream at the bottom of the garden was redirected a few times! The dog was happy and had a great time chasing rabbits in the large and mostly secure garden. He did manage to escape into next door

The property was extremely spacious and was left sparkling clean for our visit. The rooms were huge, bright and airy and with comfortable beds. The kitchen was again very spacious with a table for 8 and is great for large groups to share a meal. Two living areas had plenty of chairs and things to keep the kids occupied with a TV. The games room has a pool table which can be converted in to a table tennis table kept the kids and adults busy and entertained. The garden and the little water stream running at the bottom of the garden was simply stunning and is under promoted. We will definitely consider coming back again.

An alarm kept going off on the last two nights of our stay, particularly the last. We could not find what was setting it off. It would be helpful if the manual could say something about this, and I would like to know an explanation now if the owner could send, as we would likely stay again if we were confident if this happened again, we could fix it.

Loved it it was perfect for our family of 12 8 adults and 4 children 3 double bedrooms and upper 2 rooms were occupied by three girls in one room and granny, son and grandson in the other. Nice living and eating areas,good kitchen with plenty of dishes etc. Good outside area we used the games room for pool and table tennis. We walked to the charming village for tea one night. Only negatives bins full when we arrived and lack of toilet rolls. Would definitely return.
Beautiful property which is ideal for a large family or friends. The grounds are stunning, with plenty of outside seating. It's only a short walk from the beautiful village of Hawkshead. I had a wonderful break with some old friends and would definitely hire out this accommodation again. My only regret was I didn't book this property for a longer period.

The instructions to find the key on arrival were not clear. the box on the outside wall was not easy to locate. There was a lack of toilet paper and we had to purchase some locally. We did however, have an amazing time and everyone loved the house and its opulence. It was a fabulous weekend and one that we'll remember for a long time.. Doug
Spacious, characterful large Lakeland house with lovely grounds, worked very well for our extended family gathering. A couple of maintenance issues but thats inevitable with an older house and did not distract from our holiday. Convenient location. We may well book again for another family get together.

Second time we have stayed in this property. Great for our large family group, large kitchen, living & dining area, great for being together & apart. Cosy, comfortable & clean. Would definitely come again. But a few areas we would like to be addressed. Informed there were hair dryers, but 1 for the whole property, if we'd known that family would have brought their own. As a large group in the winter we like to cook & eat in. Although there is plenty of crockery glasses cups etc, there is a bit of a mish mash of utensils, no large serving spoons, bread knife, large sieve or kitchen scissors. We found that the left oven did not heat properly. Would be useful to supply hand towel for the kitchen & the downstairs toilet. Not enough separate bags bedding & towels. The hoover had not been emptied, it was extremely full, no spare bag, and smelt, do the cleaners bring their own? The main bin was full & on the side of the road on arrival Friday! As a large group we produced 3large bags we had to leave at the side of the road.

Lovely big house ,very comfortable. My family enjoyed our Christmas break here. The house was decorated really well for Christmas . The tree was lovely. Lots of room for us all and close to the village.

The house was lovely and we had everything we needed apart from wood for the fire in the house but mainly for the games room. The games room had no heating at all and was very cold. It would have been perfect to light the stove but there was no wood anywhere despite there being a note asking for a gratuity of 5 per basket of wood, which we would have gladly paid given the option.
A fantastic house. A beautiful location and well kept. Maintenance were on the scene very promptly when we had two issues. Further suggestions Id suggest that the shower holder in the first floor separate bathroom is fixed. We had to have handheld showers in there. I think it just needs tightening. Also the cold tap in the kitchen needs tinkering with. Makes whaling noise when you turn it on which penetrates through the house and wakes people up. Overall a fab holiday and a beautiful house that we would return to.

This is one of the best places to stay on holidays.
Would have been good to have some spare bin bags and at least one dish washer tab per night of stay as with a large group you end up with a full dish washer each night and a couple of bags of rubbish at least. Beds were really comfy and otherwise excellent house and garden! Very clean and great to have the gate to shut so the garden was perfect for the dogs. The games room was a real bonus and sun room beautiful. Thank you
This is a great place. The house and garden are terrific. Hawkshead is a great location. We had three cars and a big age range and had no trouble parking at the house or finding things to do with family members who werent up for long walks specifically Grizdale Forest is close by which has a sculpture park, playground and Go Ape!

Loved Hawkeshead Hall for our family winter stay. Clean, comfortable, space for teenagers to separate from the oldies, great for the dog, great grounds , loved the big kitchen, nicely done for Christmas, Unfortunately didn't get chance to use sun room, will hope to come back in the summer sometime to make the most of it..
This is a substantial property with an extensive garden area that you can even tire a spaniel out in! Its a 10 min walk into Hawkshead from the property where there is a good selection of pubs and shops. We were hit by Storm Arwen shortly after arriving so had to decamp for two nights as all the power went off, but the owners kindly refunded the two nights which was very good of them as the storm had nothing to do with them. We enjoyed staying here, with all the room, large kitchen for cooking in and dining room and cosy lounge. Two main issues, there is only BBC iplayer on the TV, no other channels at all, so they could do with sorting that out as you have to rely on the BBC and the DVDs in the property, not great on early dark nights. Also the property is chilly the heating is set to 18 degrees which is too cold in winter. I did reset the Hive heating control for the week but the owner reset it back remotely so we had to rely on the boost control. Finally a watch out, the owners arrive promptly at 10am on checkout day, never had that at any other property stay where some latitude is given

We liked the house very much. We would have preferred to know that there were close neighbours. There was a certain lack of equipment for such a large number as 12 people we had to do a good deal of chair etc moving, and would have liked a bit more kitchen equipment. Games room was useful, garden and beck delightful.
A perfect house in a beautiful setting for a big family together! Spacious lovely rooms, amazing real fire and a separate games room a absolute bonus. Can highly recommend!

As described this was a nice large house in nice grounds close to Hawkeshead with its facilities and nice walks around. The house has a large well equipped kitchen for us to cook each day for 10 adults so that dinner each evening was an occasion. The lounge separate from the dining room was a nice place to relax and read in in the evening for those who didnt want to play games or during the day when the rain was severe as it often is in Cumbria. There was nothing that failed to meet our expectations but for a large property it would be good to have one large cooking pan big enough to cook for 10 and a couple of large cafetieres. However this was not a problem for us as we have never rented a property with big enough pans or cafetieres so we brought our own. WiFi was very variable but I understand this is a lake district problem rather with the equipment in the house. We had a lovely stay in this excellent house and will want to come again.

The cottage itself was great. We were pleasantly surprised and think that the photos don't really do it justice. As with most properties of this size, some larger pans for cooking and more utensils such as serving and wooden spoons and serving dishes would be very useful. Unfortunately, we had need to contact customer services on 2 occasions to report issues and have received no response. This adversely impacted on our enjoyment of the holiday.
We had a fantastic time at Hawkshead Hall. When we arrived wee found one of the fire alarms beeping but a quick phone call to Lakelovers and someone arrived within an hour to replace the battery. The house was so homely and we would spend most evenings sitting around the kitchen table discussing our lovely day. My Grandson had the best time exploring the beautiful garden the led down to the brook running along the back. We all can't wait to come back
We absolutely loved the cottage and great location. The cottage has a beautiful secure garden and the stream running through it. Game room was really useful on the rainy day our son wanted to play table tennis all the time We also really enjoyed to spend evenings in the sitting room with the fantastic fireplace playing cards. The property is situated in the most beautiful garden. Pictures really didn't do it justice. We spent a lot of time just sitting and enjoying the garden, with its beautiful views and no noise other than the sound of bubbling stream, and a few sheep. Bliss!
