We loved our stay at Rawfell from the second we walked in there was a home from home atmosphere and we felt content and relaxed straight away. All the rooms were of a good size but cosy enough with the 6 adults and one dog to feel comfortable. The beds were amazing and we all slept well. The wrap around gardens were incredible and we all enjoyed exploring them and for the first few days we enjoyed sitting out on the patio in the sunshine. Situated perfectly for walks from the house and the local pubs, which served delicious meals and had friendly staff to help. The Langdale Valley is a beautiful area and the views from the house were like actually being in them with the stunning scenery. Thank you, we would have loved to stay longer.
A great stay at Rawfell with friends accommodation just what was needed, very comfortable and a great location. Only cooked using the AGA, though this was turned off on arrival but hot enough the next day. Passes to local hotel spa also used by some of the group. Fabulous garden and views from the patio across Langdale Plenty of parking on the drive, four couples so four cars and still room to turn the cars around. Could not get through by phone to Lakelovers for prestay query 15 minutes waiting on hold

The aga was not working when we arrived. It appeared to have been switched off internally by someone previously, even though the instructions clearly state not to turn the oven off at the switch, only to turn it down to setting one. We followed these instructions and did not switch it off ourselves. As there is no phone signal at the property, I contacted Sykes via the WhatsApp chat. They responded once, and I replied immediately, but then the conversation was closed, stating there had been no response from me for 24 hours, which was incorrect. I have evidence of this exchange if required. While I wouldnt class the issue as an emergency, as there was a secondary oven available, it was still disappointing. We had been looking forward to cooking our Easter Sunday meal, particularly using the Aga for the lamb. What was most frustrating was the lack of a reliable contact method for nonemergency issues, especially given the lack of phone signal at the property. It would be helpful to have an onsite or direct contact available for situations like this. Alternatively, Sykes should improve their communication and response handling if no direct contact is provided. The property itself was beautiful, with fantastic views, and we really enjoyed our stay overall. However, the lack of accessible supportparticularly over the weekend when we arrived on Good Fridaywas a significant letdown.

Rawfell is set in the beautiful Langdale valley and is a very comfortable house. Easy to walk from the door or its a quick drive to the car parks at the top of the valley. Views from the very steep garden and first floor in particular are stunning. Kitchen is well equipped and living area is cosy. Large hallway and utilityboot room is great and so useful. Bathrooms look to be all newly fitted with lovely showers. Beds are comfortable and rooms are fitted out to make your stay as homely as possible. We very much enjoyed our stay and would not hesitate to book again.
This is a lovely property in a great position, unfortunately marred by a failure of the heating system and a week without heating or hot water. At one level a disaster, but afterwards, on my sending details to Sykes the owners provided a full refund and Sykes refunded their fee. In the end, we had a cold and waterless five days then left for home but these things happen and the people responsible gave us the refund, which we thought was fair. We would definitely return to the property. With heating or in the summer it will be a perfect getaway!

The cottage, garden and location are amazing, and you can catch a bus to ElterwaterAmbleside from the gate, which we did for walks without the car and helped when roads were flooded. Just a few small niggles. Couldn't have a bath as water wasn't hot enough, even after using booster. Showers were hot enough. Radiator in ensuite needs bleeding. Kitchen was well equipped but maybe provide some oven gloves if people want to use the Aga and oven, we couldn't find any.

Just had a great 3 day stay at Rawfell. House is in a great position within the langdale valley . There are great walks from the house so you dont even have to get in the car . The house has everything you want, , 4 good sized bedrooms and 3 bathrooms , views are amazing from most of the windows. Lovely touch having 4no areas for the langdale health club . We enjoyed a few hours in the pool and suana while the weather turned out side . Hope to come back to Rawfell soon

Great house, gardens and location. Perfect for us. Inside needs work. The broken router went down because of a storm, but the TV only one had poor reliability and some furniture could be updated and the garden furniture was rusty. Fixing of the router was symptomatic for things. Lakelovers were just awful to deal with. Clearly not familiar with the local area. It's a pity outside organisations are buying up businesses as well as homes. Actually, on balance I would return as the place is first class, especially for cycling.
This was the third visit to Rawfell with all the family and once again we had a great time. The location is perfect, out of the frenzy of Ambleside and in one of the most beautiful valleys in the Lake District. The house is ideal for our needs with a great kitchen diner, its well maintained and comfortable with a lovely garden and great views. There are plenty of excellent walks on your doorstep and several welcoming hostelries in which to refresh body and soul after a day on the fells. We hope to be able to come again and a big thank you to the owners for making their lovely property available to visitors.
We enjoyed a wonderful week in Rawfell, I have stayed there many times previously although not for a few years. It was great to see the property had benefited from some upgrading in respect of the shower and bathroom facilities. Kitchen was also looking good with new dishwasher, cooker etc and a wonderful supply of crockery and everything else you could wish for. My only other comment would be that some of the duvet covers could do with being replaced, lovely fluffy white towels were enjoyed by all. Look forward to a return visit in the future.

We had a fabulous week the weather was perfect for the time of year and exceeded our expectations we did lots of walks from the property and the wildlife in the garden was excellent from squirrels and pheasants and bees plus lots of birds including a friendly robin a couple of sheep we could not find how they managed to get in and out didn't eat the plants just the grass the view's from the property was amazing we bought eggs from the local farm which were very tasty the property was very well equipped and comfortable the bedrooms were of good sizes the utility room was perfect and we used the washing machine and tumble dryer while we were there overall a fantastic week and a lovely property family members are planning to book again as they enjoyed their holiday. I would definitely book again in a year or so. Would highly recommend this property.
Comfortable spacious holiday accommodation, and extraordinarily beautiful setting and views overlooking Langdale. Excellent facilities throughout. The only thing I can suggest to help future occupants is to make the entrance to the drive more easy to spot as you drive towards it, particularly at night rain and oncoming car lights obscure present arrangement which are easy to miss and drive by Garden fencing seems adequate to stop dogs making their way into neighbouring land though i suggest that the top corner beyond the wooded area needs strengthening to prevent dogs making their way towards the sheep fields beyond.

The owner of Rawfell is to be congratulated for providing such a well equipped and comfortable property. Our family of eight three generations had everything we needed very well equipped kitchen, spacious dining area, comfortable leisure areas, three modern bathrooms and four spacious comfortable bedrooms. We were fortunate with the weather and so also able to enjoy the garden areas. We were also there for the fell walking, scrambling, climbing and biking facilities which were all on the doorstep. The one very wet day was compensated by the facilities provided at the Langdale Leisure Centre for which three free passes are provided with the accommodation. Rawfell beautiful as always. Comfortable and relaxing. Fantastic walks from the door and lots if valuable memories made. Unfortunately we had an infestation of ticks which we found attached to one of our party after enjoying the beautiful garden. The Langdale spa wasn't completed as we were led to believe which was disappointing.
The property was amazing and we had a wonderful time. We were also really lucky with the weather which we weren't expecting at the end of November.

A really lovely house in a wonderful location made for a very enjoyable holiday. There were a few things that seemed slightly amiss none enough to spoil the holiday, but which could easily be improved upon. The aga is wonderful, but like many people we are not used to one and therefore were left wondering what temperature setting to put it on, and when. We could find no instructions apart from a simple diagram which didn't mention these things. We were very surprised there was no hand soap in the house on arrival, which meant we spent the first 24 hours washing our hands with washing up liquid. There are three bathrooms in the house, plus the kitchen sink. Are guests really expected to pack four bars of soap? The loo paper supply felt stingy just one per toilet. More would have been appreciated. Instructions about when to put the bins out could have been more prominent. Your reminder email about our departure from the house would have been more useful if it had contained specific information about the house, as your arrival email managed to do. There appeared to be mixed messages about where to put the key on departure. The key safe seems sensible, but there was something about posting it back through the door.
Positives The house was absolutely beautiful, perfect for us and the garden was beyond our expectations stunning views. Also very clean and well equipped. Would definitely book again. Negatives Sorry but several of the pillows were very lumpy and substandard. Also, the spot lights in kitchen kept tripping the fuse.

Fabulous everything about the house, gardens and location and even the weather was perfect.
We had a fantastic week at Rawfell. It was very comfortable and well equipped with great bedrooms and a lovely garden which was so peaceful with just the sound of birds and spectacular views of Langdale. An excellent location for starting walks. The pool table was an added bonus and we spent a nice rainy day at the spa using our free passes. Well definitely return here in the future.
We absolutely loved the house. Beautiful clean perfect for our family holiday. A small comment would have been to add hand soap and more than one toilet roll. These little extras would have helped.
We absolutely loved our week at Rawfell. What a superb house in a glorious location! The kitchendiner is a wonderful sociable space, the bedrooms tastefully furnished, the bathroom facilities modern and like all the rooms, spotless. The pool table provided lots of joyful interaction in the evenings, and we loved being able to take our little grandson to the Langdale Spa on very wet days. As far as holiday properties go, Rawfell is one of the best we have ever stayed in! Thank you for ticking all the boxes for us and leaving big smiles on faces at the end of the week.

Rawfell is a great property for families. The house was spotlessly clean when we arrived. The Aga in the kitchen is a great addition, keeping the whole house warm. All the bedrooms are a good size and very comfortable. The addition of three modern bathrooms with walk in showers are perfect after a long day walking. The use of the Langdale spa was another great feature. We have stayed in lots of properties in the Lake District and Rawfell was our best so far.
We had a very enjoyable family reunion in this well equipped and comfortable holiday home. The position is perfect, nestled in a beautiful valley with plenty of walks on the doorstep. The bedrooms were comfortable and the three shower rooms were perfect for our needs. The Aga created a lovely warm environment to return to after a day on the fells and the pool table provided much amusement and competition. All in all we had a wonderful holiday despite the weather and hope to return again next year.
The cottage is beautiful. The house wasnt as clean as we expected however the view and the location compensated for this. Having said this I cant say that the house was dirty we noticed a few cob webs, there was dog food on the floor and the upstairs bathroom had hair and a few other bits. The facilities are great, had what we needed for a nice break.
Having endured the wettest weather since we have been going up to the Lakes last week, we needed all the facilities this property could offer. Made good use of the Langdales passes for the pool & spa. We had stayed in Rawfell 15 years ago, and not much had changed. Some funishings maybe now need an update and better soft lighting etc. House was lovely and warm with the Aga always pumping the heat out. There were one or two cobwebs around which maybe down to not having previous occupancy possibly. Nevertheless, always lovely to be in the Lakes but maybe next year will be drier!!

Lovely house with beautiful garden and fantastic views. Shame we werent able to make use of the pool, thanks to Covid, but couldnt be helped.
We enjoyed our stay at Rawfell very much. The cottage was spaciously comfortable and the garden, grounds and setting are superb. We would like to return to Rawfell in the future.
