Lovely well appointed property which is only a short walk to Ambleside and is close to the lake.

Great accommodation in a perfect location for exploring Ambleside and the Lake District. Spacious accommodation with good facilities and easy parking. Comfortable beds with lots of space in each room. Well stocked kitchen with all possible equipment. A coffee pod machine would have been nice. The pool table was well used and a great addition. The Bly negatives were the loose toilet seats that need tightening and the slightly mouldy shower grouting, both of which should be easy fixes. Overall, such a great stay weve already booked again for next year.
Amazing property. We absolutely loved our time here, the kitchen is very well equipped with simple appliances. The rooms are spacious with lovely features I particularly loved the lights in the rooms. Theres plenty of room if you are taking a few people and the location is amazing 15 minute walk to Ambleside town. We have rebooked for later this year.
Lovely property ideally located in quiet area with short walk into the centre of Ambleside, as other reviews have mentioned the house was lovely and warm with the under floor heating but trying to get the living room warm was difficult and would really benefit from some additional instructions, mattress in the ensuite room needs replacing. None of the issues will stop us booking again as overall this was one of the best properties weve stayed in.

This is certainly the most comfortable, clean property we have stayed in. Large rooms, with huge, cosy beds, plenty of seating in the lounge and kitchen. The most amazing art work and other furnishings. So much room to store coats and boots, there is even a boot drier. Also very dog friendly, which is the main issue for us, thank you for that. Ambleside is about a 10 minute walk and the property is in a very quiet residential area, close to Windermere shoreline. We were sad to leave this lovely house.
No.7 was ideal for our needs. It was very spacious, very practical, lots of cupboard space, comfortable clean and ample parking space. The property is in a good location being close to the lake and shops. There are lots of walks from the doorstep including Loughrigg Fell and Wansfell, Boat trips down Lake Winderemere and a good bus services. With Hayes garden centre and the Low Wood Spa & Resort close by you have everything on hand for a great holiday.

Had a lovely stay here, lovely and clean and well maintained.
The blind in the small bedroom was broken it would go down but not back up . Clock in kitchen needs new battery. Toilet seat in en suite was really loose. These are only small things and on the whole everything was spot on.

This is our second time at No 7 with three generations of our family, we cannot fault the house and its facilities, it is well equipped, comfortable and in a fantastic location. The garden has been renovated since we last came, making it a much more usable space and perfect for al fresco eating we will definitely be back again

We have been at this property many times we chose for the first time to do Christmas here which was a lovely treat. On arrival, it was nice to see a tree and decorations and to get in the festive spirit straight away. I was also overwhelmed to receive a F&M hamper from the owners of the property there were a few tears of joy. The garden has had a total transformation so looking forward to spending a summer holiday enjoying it. It is so lovely to see that the owners are making such significant changes to this property and look forward to seeing what they do next. My motherinlaw was equally delighted with the property and loved having it set up perfectly for her downstairs. We have already booked for Christmas again.

Wonderful holiday home. We were 6 adults and 2 small children, celebrating our joint 60th birthday. The house is beautifully furnished, very comfortable and well equipped. We loved the pool table and convenience for Ambleside. The only negative is that it was very hot inside and we couldn't work out how to turn down the heat. Also it doesn't have a stair gate so you just need to keep an eye on small children who aren't used to stairs.
A Lovely property situated perfectly within a 10 minute walk into Ambleside centre, but on the edge of Windermere lake with the Riveredge Inn spitting distance and walking straight out the front door for ease of dog walks before putting your hiking boots on properly. We know Ambleside quite well, having stayed local before and in other surrounding areas of the Lake District, but this property really did tick all the boxes for location and comfort, with ample off road parking too, which is a luxury within Ambleside. The property garden has had extensive work which was a nice surprise as wasn't aware of this upon booking, and dog safe. As we have our own log burner, we brought woodKindling with us but would have been nice to have a few bits to start you off, and was unusual not to have some effort of a welcome giftpack especially for such a luxury property. That said, we are organised enough not to miss either. No negatives and would definitely return again, maybe with a baking tray as only real item missing. Nicely decorated for Christmas too.
The house is very comfortable. The beds are lovely and comfy. The garage was a very useful space to store boots, rucksacks and the like when not needed. The dishwasher makes a rather strange noise! It would be useful to have a bigger saucepan or two. A trivet for hot dishes and a baking sheet would be helpful as would a breadboard. It was very mild when we were there and we found the heating not the easiest thing to sort out and so the house was very warm. All in all a very good house, would stay again. Thanks

We thoroughly enjoyed our stay in this lovely house. It was equipped with everything we could need and was spacious and clean. The small garden at the back was secure for our medium sized dogs though possibly a larger, more adventurous dog could jump over the gate which is about 3 feet high. There was plenty of room for two cars on the drive. The location was excellent for travelling about and it was literally a three minute walk down to the lake. Just a small point, the fridge freezer door springs open very slightly if you dont push it carefully shut and check its fully shut. We spotted this because when we arrived the freezer section was completely frosted up and needed defrosting before we could use it. We concluded the door had inadvertently been left slightly ajar which caused this problem. Once defrosted there was no further issue during our stay. We had a great week and will definitely look to return. We would highly recommend this property.

Beautiful cottage lavishly decorated and well equipped, small niggle but for safety the bath mat was unusable and needs replacing as does the seal on shower screen. Imperative for safety gate required top and bottom of stairs, we had 2 toddlers under 3yrs. The dustbin was half full when we arrived so nowhere to put our rubbish, so had to store bags in garage, welcome book said bins emptied Thursday and they were emptied Wednesday so we hadnt put all rubbish out. Not being petty as we had an amazing holiday the cottage is perfectly located for all amenities.
Had a fantastic stay at no 7 and thankfully we were very fortunate to have the only full week of sunshine this summer . Property had off street parking which is a major bonus in lake district and was about 10 minute walk into town . Kitchen was well equipped , Living room had books and games and there was a pool table in garage . Beds were really comfy , everyone slept well . Theres a lovely little sun terrace with great views at top of garden , possibly could benefit from trimming back bushes leading up to it . Overall had great stay and would definitely stay again

We have stayed at No. 7 quite a number of times now. There was a few issues that need to be addressed. The toilet seats in the ensuite and the main bathroom were very loose an accident waiting to happen if not fixed. The toaster provided has 4 spaces, yet only 2 worked if you have a large family staying this, would be a nuisance. The green bin was overloaded when we arrived and when they eventually came to empty them on Thursday and not Tuesday as stated they didnt bother emptying it which meant, our rubbish had to be left in bin bags in the garage which, is not ideal when new people come and stay. The bin men must know by now, it is a rented property and bins will sometimes get overloaded that you cant shut the lid. Overall, we are back in December and will definitely visit again after that.

This property is superb. Everything you could need is provided and of great quality. In excellent condition and cleanliness. Beds very comfortable. Lakeside is 2 minutes walk away and Ambleside a short stroll. We had torrential rain during our Christmas stay so the games room was a treat. The boot driers were such a pleasant surprise!

This is an excellent holiday home, very comfortable, furnished beautifully and really lends itself to multigeneration style holidays. The dog bed area was very much appreciated too. However the best thing is the location! Just a few minutes walk away from fabulous Windermere views, accessible walks around the lake, boat trips to Bowness, and great fish & chips!! Also walking distance from the lovely Ambleside town centre. Would definitely recommend this property.
A lovely property first time weve gone for a newer property rather than a cottage but was very pleased with it would certainly return. Really handy for walks, ferry and local villages plus its a 10 minute walk to a lovely garden centre. It would have been very good to have a 2nd door key though as we didnt all go out together we know we could have left in the key box, but didnt know if the code is regularly changed

Weekend with 6 girls for a 30th birthday weekend. great property, kitchen well equipped, beds comfortable. The boot dryers were very welcome after some very wet walks. bedding, towels, loo roll all provided. 3 easy car parking spaces on the drive. I had not realised the living room was on the first floor, with the kitchen and a bedroom on the ground floor, this was not ideal for me but absolutely fine for a weekend. overall would very much recommend this property and booking through Sykes.

We had a fantastic stay and the house was beautiful! It was also such a lovely touch to have the Christmas decorations up when we arrived. The house is in a fabulous location and is a great hub for the family to come together but also not be under each others feet too much aswell! The only minor thing would be the heating, in the evening the heat was almost unbearable and we werent sure where to turn it down or off. Would maybe an idea to have this information handy for future guests! All in all we have a wonderful time and would love to come back! Thank you so much!

A wonderful property and well equipped. We had a few initial issues with the heating not on on arrival, came on during the night and was unbearable perhaps some simple instructions would be useful but we called into the office who kindly sorted everything for us. There was quite a lot of dust and cobwebs around the ground floor bedroom and in the corners of kitchen the wonderful Vax cordless vacuum made short work of these! No 7 was perfect, otherwise. Just a small suggestion would be for maybe a couple of cleaning items to be available, multi purpose spray or something similar.

Really good accommodation, fantastic location cannot fault.
We all loved the property and it was very well equipped. A lot of thought has gone into the furnishings which were lovely. The boot driers were a fantastic addition. The garden was great and the top terrace was a lovely place to sit and read a book. Only little niggle was one of the bedrooms wasnt set up as a twin as described. Otherwise everything was great and Im sure well return to the property. Thank you.
